Business Brokerage In the realm of land preservation efforts, a six-lot subdivision planned for 34 acres may not generate much interest. But in the wooded suburb of Kinnelon, this proposal has spurred dozens of opponents and sparked a regional call to action.

Brokerage Online Stock Trading Woodmont Properties, which is under contract to purchase and develop the land, is not interested in selling the property, but it is willing to compromise with the preservationists, said Donald Witmondt, a spokesman for the developer.

Broker Justin Ticket Woodmont Properties is offering to set aside a portion of the 34 acres as "an uninterrupted greenway belt."

Real Estate Brokerage "I would give them that free," Witmondt said. "To me, that's a solution that will save monies for other open space areas, and they get what they want for nothing."

Commodity Broker As for concerns about water quality and animal habitat, Witmondt said, "There are enough controls in place that those concerns can be met and dealt with."

Brokerage House But preservationists are still hoping to persuade Woodmont to sell.

Real Estate Broker Exam "We're not against development in Kinnelon, we're just against development on that property," said Jeff Derwin of Friends of Pyramid Mountain, who lives near the tract. "We really want to keep the piece intact."

Brokerage Services The group will not talk about how much they believe the land may cost because negotiations are pending.

Broker Live Ticket But Kinnelon Mayor Glenn Sisco said building lots in the borough -- just 25 miles from Manhattan -- start at $268,000, and the minimum lot size is 1.5 acres. "The price could go anywhere, but it doesn't go down," Sisco said.

Online Brokerage Firm The Morris County Park Commission has committed $125,000 for the purchase and will pay for engineering and other work at the site. The Friends of Pyramid Mountain have raised $13,000 toward their goal of $250,000. The Highlands Coalition, the Morris Land Conservancy and the New Jersey Conservation Foundation also have pledged their support.

Security Broker Dealer The county park commission had hoped to buy the land as part of Pyramid Mountain Preserve in 1989, but set about acquiring bigger tracts first, said Russ Felter of the park commission.
